Why the numbers hold up

Every line cites its law

29 sources are cited, 27 of them official: the law, the tax authority or a government page. Each line in the calculator shows its source and the day it was checked.

Rules are dated

Rule files keep each version with its dates. In mainland Portugal, the starting case bought on 24 May 2026 pays €18,100.11 in taxes; bought on 25 May 2026, €29,050.

Your situation changes the bill

The rules read the property being new, what the home is for, tax residence, owning another home, age, first-time buyer and official value. In England, the same £350,000 resale main home costs £9,000 on top for a resident buyer and £16,000 for a non-resident.

What is in, and what is not

In: purchase taxes and the usual one-off fees, with estimates labelled. Not in: mortgage costs, the annual property tax, and the reliefs listed on how the numbers are made.

Questions about the calculator

How accurate are the figures?

Taxes are worked out exactly from the published rules, with the rounding the tax authority uses. Notary, registry and lawyer fees are typical market figures with a low and a high end, and are always labelled as estimates. 3 items are flagged as not confirmed and highlighted wherever they appear. Sources were last checked on 2 November 2026.

What does the total include?

The purchase taxes that apply to your case and the usual one-off fees: notary or deed, land registry, and a lawyer, conveyancer or gestoría. It does not include mortgage costs, the annual property tax, or the price itself; the "All in" figure adds the price back.

Do you store or send what I enter?

No. The calculator runs in your browser and sends nothing anywhere. The site sets no cookies and loads no third-party scripts. It counts page views with self-hosted statistics that keep no IP address; the privacy page says exactly what happens.

Which year's rules does the calculator use?

The rules in force on the purchase date you enter, which defaults to today (2 November 2026). Each rule file keeps its versions with start and end dates, 16 in all, so a date before or after a change gets the right rules.

What if my case is unusual?

Some reliefs are not modelled yet, such as rates for large families, buyers with a disability, and young-buyer rates that depend on income. The methodology page lists them. For any purchase, confirm the figures with a lawyer or notary before you sign.
